Choosing a cleaning provider is choosing who protects your workplace and your reputation. Here is how to compare providers on what actually matters.

Choose on accountability and proof, not price alone. The best provider gives you a written specification, consistent supervised teams, a documented quality process, transparent reporting and genuine references — and tells you exactly who is responsible for your result.

Start with the specification, not the price

A headline rate means little without knowing what it buys. Ask every provider to work from a written specification so you are comparing like for like. A cheaper quote that omits frequencies or areas is not cheaper — it is different.

Ask how quality is managed after mobilisation

Most providers can start well. The question is what happens in month six. Ask specifically about supervisor inspections, quality audits, scoring, reporting and corrective action. Vague answers here are the clearest warning sign.

Question staffing and cover

  • Will we have a consistent, named team?
  • How is cover arranged when someone is away?
  • How are staff trained and supervised?
  • How is staffing handled if we switch providers (TUPE)?

Demand genuine proof

Ask for references you can actually speak to, and for evidence relevant to your sector and scale. Be wary of unverifiable statistics, unnamed testimonials or customer logos used without permission.
